Ecology, Drainage and Noise

Ecology: Ruskin Fields is currently divided into three fields by existing hedgerows, which will be retained other than where removal is necessary to provide access. The scheme also offers opportunities to enhance on‑site ecology, including strengthening hedgerow habitats and introducing new features to support wildlife. Proposals will secure 10% Biodiversity Net Gain on and off site.

Drainage: Our drainage strategy, whilst not yet finalised, is likely to include one or more water storage ponds (attenuation basins) in the north west and/or north central sections of the site (closest to the A40 bypass). These areas would collect excess rainwater until it can be drained. Other mitigation measures, such as permeable paving and rain gardens, will also be included, in order to maintain current runoff rates. This will avoid flood risk on site, and ensure no increased risk to surrounding neighbours.

Noise: A full noise impact assessment is being produced, including acoustic modelling. Through the use of enhanced external facades, as well as optimisation of the layout of new homes, noise from the A40 can be appropriately shielded from residents. There is also the option of placing a bund and/or acoustic fence along the A40 boundary, should this be required. Prior to work commencing, a Construction Management Plan will be produced in conjunction with Oxford City Council. This will outline appropriate measures that must be taken to minimise noise disturbance during the construction process.

Air Quality: A detailed air quality assessment is being carried out to assess the proposed development and neighbouring road traffic emissions. Initial assessments have shown that the site meets all relevant air quality objectives and impacts from the proposed new homes will be negligible. The full air quality assessment will be submitted as part of our planning application
